What This Service Is — And What It Is Not

Acacia Property Care provides independent condition and compliance oversight for holiday-let properties.

This service does not replace statutory inspections, certifications, or the legal responsibilities of property owners, managing agents, or duty holders.

I do not act as a letting agent, Responsible Person, or compliance certifier. My role is to inspect, document, coordinate, and report, so owners have clarity, evidence, and confidence that nothing has been overlooked.

Most owners blend these services, for example a pre-season check with small repairs and coordinated Gas Safe / EICR in one visit.

Local Expertise

Your Property, Personally Looked After

Running a holiday let should be rewarding, not a constant juggling act. Between guest changeovers, maintenance issues and compliance deadlines, it is easy for standards to slip. That is where Acacia Property Care comes in.

I provide a practical maintenance and compliance service designed specifically for Devon holiday lets and small rental blocks. The focus is simple. Keep the property safe, tidy and guest ready, while coordinating the moving parts such as fire safety actions, CP12, EICR and other specialist checks through a single point of contact.

Personal Oversight and Accountability

Acacia Property Care is not a platform or a franchise. When you book a Compliance Audit or ongoing care, you deal directly with me from the first walk through to the report and any follow up coordination.

My background is in regulated property maintenance and compliance, where work is documented and missed details have consequences. I bring that mindset to holiday lets so you get a clear picture of what is in good order and what needs action.

My responsibility is to identify risks, document findings, coordinate specialist testing where required and report recommended actions in plain English. Nothing should be missed or unclear.

Responsibility for statutory compliance and certification remains with the property owner or appointed duty holder. I provide the oversight, coordination and evidence they need to show that reasonable steps have been taken.

If you want a clear view of where your property stands today, start with a Compliance Audit.

Our Mission

"To give holiday let owners confidence that their properties are safe, compliant and professionally maintained through honest communication and accountable service."

Pete Kempe
Founder, Acacia Property Care

Simple, Reliable, Transparent

We provide a streamlined approach to property care, ensuring your holiday let remains compliant and guest-ready with zero friction.

1. Inspect

Readiness & safety inspection - covering locks, alarms, plumbing, fixtures, and finishes - specifically tailored for the high standards of holiday lets.

2. Fix

Minor issues fixed on the spot (bulbs, seals, hinges, minor leaks). Larger maintenance tasks are photo-documented, quoted, and scheduled only with your approval.

3. Report

Receive a same-day digital photo report. We coordinate Gas Safe, EICR, and PAT via vetted local specialists - providing you with one point of contact and one invoice.

Proof of Method

What a Compliance Audit Looks Like

A Compliance Audit records what is actually present in your property on a specific date. It documents observed risks, prioritises actions, and creates an evidence trail owners can retain.

A Checklist

Shows what should exist in a holiday let. Useful for awareness, but it does not confirm what is actually in place in your property today.

A Compliance Audit

Documents real conditions, missing items, and deterioration, with prioritised actions and a report you can retain as evidence of reasonable steps taken.

Issue Priorities Explained

  • High Priority: Action required to reduce risk.
  • Medium Priority: Action recommended to prevent deterioration.
  • Monitor: Item to be kept under review.

Important Clarification

A Compliance Audit does not replace statutory inspections, certifications, or the legal responsibilities of property owners or appointed duty holders. It provides documented oversight to help demonstrate that reasonable steps have been taken to identify and manage risk.
