PAT testing (Portable Appliance Testing) is a visual inspection combined with an electrical test of portable appliances. The process checks for damage, wiring issues and insulation faults that could cause an electric shock or fire.

For a holiday let, this typically covers:

  • Kitchen appliances - Toasters, kettles, microwaves, sandwich makers

Is PAT testing a legal requirement for holiday lets?

There is no specific law mandating PAT testing for holiday lets, but as a landlord you have a duty under the Landlord and Tenant Act 1985 and the Electrical Equipment (Safety) Regulations 2016 to ensure that all electrical appliances provided are safe for use. PAT testing is the most practical and widely accepted way of demonstrating that duty has been met. Many holiday let insurers also expect evidence of regular portable appliance testing as a condition of cover.

What appliances need to be PAT tested in a holiday let?

Any portable electrical appliance provided for guest use should be considered : toasters, kettles, microwaves, irons, hair dryers, lamps, fans, extension leads and similar. Fixed appliances like ovens, cookers and wall-mounted heaters do not typically require PAT testing but should be covered by relevant service and safety checks.

How often should PAT testing be done in a holiday let?

There is no single prescribed interval. The frequency should reflect usage and risk. A holiday let with high guest turnover will see significantly more use than a private home. Annual PAT testing is common practice for actively let properties. Some insurers or letting agents specify their own requirements, which should be followed.

Who can carry out PAT testing?

A competent person with the correct equipment and understanding of the relevant tests. PAT testing does not legally require a registered electrician, but whoever carries it out must be able to demonstrate competence and issue a record of results that can be shown to an insurer or letting agent on request.
