What we check
Gas Safety (CP12)
Annual inspection of all gas appliances and flues by a Gas Safe registered engineer.
Electrical Safety (EICR)
Fixed wiring condition report and visual inspection of consumer units, sockets and fittings.
Fire Safety & Alarms
Smoke and CO alarm checks, fire escape assessment, fire risk review and log burner inspection where applicable.
Legionella & Water Hygiene
Risk assessment for Legionella, inspection of water systems and advice on flushing protocols for vacant periods.
Photo Report Included
Every visit produces a written, photo-evidenced report sent within 24 hours.

Common questions
What does a holiday let compliance check cover?+
A full compliance check covers gas safety (CP12 certificate), electrical installation condition (EICR), fire detection and escape routes, Legionella risk assessment and a general safety walkthrough. A photo report is issued within 24 hours.
How long does a compliance check take?+
For a typical two or three bedroom holiday let, allow two to three hours on site. Larger properties or those requiring additional trades take longer and we will advise you before the visit.
Do I need to be present during the check?+
No. We can hold a key or collect one from a key safe. The photo report means you see exactly what was checked even if you are not on site.
How often should a holiday let have a compliance check?+
Gas safety certificates must be renewed annually. EICRs are required every five years (and before each new tenancy for long lets). Fire safety and Legionella reviews are recommended at least once a year. We recommend a combined annual check before the main season.
