For Letting Agents & Managing Agents
One Reliable Contact for All Your Devon Holiday Let Properties
Acacia Property Care works alongside letting agents to handle the maintenance and compliance side of their managed portfolios, so you are not spending afternoons sourcing trades, chasing updates or explaining delays to owners.
What Letting Agents Tell Us
Managing holiday let portfolios across Devon means juggling maintenance requests, compliance deadlines and owner expectations, often simultaneously. The common frustrations we hear:
- •Trades that don't show up, or show up without giving a proper update
- •Compliance certificates that expire quietly during a busy period
- •No single point of contact: different numbers for every job
- •Owners wanting answers faster than the agent can get information
Acacia is built around fixing exactly that.
What Working With Us Looks Like
One number for everything
Maintenance queries, compliance questions, reactive jobs: all handled through a single contact. No sourcing trades, no explaining the situation twice.
Photo reports on every visit
Every compliance check and maintenance visit produces a written report with photos. Ready to share directly with owners, no editing required.
Compliance tracking across your portfolio
We track CP12, EICR and fire risk assessment expiry dates across multiple properties and flag renewals in advance, before they become a liability.
Vetted local trades when specialists are needed
Gas Safe engineers, EICR electricians, plumbers and roofers: coordinated and confirmed, not just signposted. Work done, not just arranged.
Services We Coordinate
We handle the full maintenance and compliance picture so agents and owners don't have to piece it together from separate providers:
- Guest-ready checks and pre-season property inspections
- Small repairs and reactive call-outs (doors, locks, plumbing, appliances)
- Compliance coordination: CP12, EICR, fire risk assessments, PAT
- Annual Gas Safety (CP12) via Gas Safe registered engineers
- EICR electrical inspections for holiday lets
- Fire safety checks and fire risk assessment coordination
- Winter checks and seasonal maintenance for empty properties
Common Questions from Agents
How does Acacia work alongside a letting agent?
We act as the on-the-ground property team for the owners you manage. When something needs doing (a repair, a compliance check, a pre-season visit), you have one number to call. We attend, report back with photos and a written update, and coordinate any specialist trades (Gas Safe, EICR, PAT) required. You stay informed without having to project-manage each job.
Do you work directly with owners or do all instructions go through the agent?
That depends on what works best for you. Some agents prefer all communication to flow through them; others prefer we liaise directly with owners for day-to-day queries and copy the agent in. We'll work within whatever structure you already use.
Can you manage compliance across a portfolio of properties?
Yes. We can track certificate expiry dates (CP12, EICR, FRA) across multiple properties and give you a simple overview of what is in date, what is coming up and what needs actioning before the next booking window. That removes the risk of a gap being missed during a busy changeover period.
What areas do you cover?
We cover Dartmoor and the surrounding area including Okehampton, Exeter, Torquay and Newton Abbot. If you manage properties across several of these areas, get in touch and we can discuss what consistent coverage would look like.
Do you provide written reports agents can share with owners?
Yes. Every compliance check and maintenance visit produces a photo report with a clear summary of findings and any recommended actions, prioritised by urgency. These are suitable to share directly with property owners as part of your normal service.
