Sun Terrace and Roof Deck Failure Above Kitchen

A long-term roof deck failure beneath a sun terrace allowed water to penetrate into the structure. The first visible sign was staining and moisture around a kitchen light fitting. Opening up revealed significant rot in the timber roof structure supporting the terrace above.

Risks identified

  • Loss of structural integrity to the roof deck
  • Real risk of ceiling collapse into the kitchen below
  • Ongoing hidden moisture and decay
  • Electrical safety risk from water tracking via light point

Works completed

  • Leak traced from kitchen light fitting back to the roof deck
  • Safe strip out of failed decking and roof boards
  • Removal of all rotten structural timbers
  • Installation of new treated joists and structural decking
  • Fibreglass roof covering arranged and installed
  • Decking reinstated and guard rails refitted

Outcome

The kitchen ceiling was made safe, the structure above was renewed and the roof returned to a watertight condition. The risk of progressive structural failure was removed and the terrace could be safely used again.

This project predates my formal reporting system. All current projects include documented findings and photographic evidence as standard.

A hidden mains water leak behind the kitchen units had been running for some time. By the point it was discovered, wall finishes, plaster and services were saturated and starting to fail. The only correct way to put things right was a full strip out, thorough drying and a complete rebuild.

Risks identified

  • Ongoing structural damage from trapped moisture
  • Damp and mould risk behind units and within the wall structure
  • Increasing likelihood of finishes and units failing in everyday use
  • Potential insurance complications if not properly remediated and evidenced

Works completed

  • Full strip out of existing kitchen, exposing all damaged areas
  • Leak repair and removal of wet or contaminated materials
  • Allowing the structure to dry before rebuilding to avoid trapped moisture
  • Installation of a new, modern kitchen layout with improved storage
  • New worktops, tiling, flooring and safer, tidier service runs

Outcome

The property now has a bright, practical and reliable kitchen that will stand up to everyday use. The underlying leak was resolved, the structure made good, and the risk of hidden damp and repeat failure significantly reduced.

A slow leak from a failed bath seal had penetrated into the floor structure below. By the time it was discovered, tiles and wall surfaces were failing and the subfloor had suffered moisture damage.

Risks identified

  • Rot developing in subfloor and lower wall materials
  • Slip and trip risk from loose or failed finishes
  • Hygiene risk from trapped moisture and mould potential

Works completed

  • Full strip out of existing bathroom fittings and finishes
  • Inspection and remediation of all damaged areas
  • Installation of Aquapanel cement tile backer to key wet zones
  • New bath, flooring, vanity unit, tiling and sanitaryware installed

Outcome

A watertight bathroom built to modern standards with improved durability in wet areas and a much lower risk of repeat failure or hidden moisture damage.
